- SafeHaus will reconcile all valuations that vary by more than 10% or $10,000, whichever is greater. In cases where there is a variance issue, SafeHaus will order a second-opinion BPO in an effort to establish a reasonable market value for the property.
- The SafeHaus Asset Manager will develop a marketing plan using information gathered from the BPO, Appraisal, and real estate data sources such as RealtyTrac and CoreLogic. The Marketing Plan will support the recommended list price, estimated time on market, and marketing strategy.
- The marketing plan, BPO and Appraisal with photos will be submitted to Client within twenty-one (21) days of the available for marketing date. All Client submissions are electronic unless directed otherwise.
- An updated monthly marketing report is due from the listing agent every 30-days from initial listing at no charge to Client. This report must also include a copy of the MLS listing for the specific asset.
- These reports will be reviewed by the Asset Managers and will be used to support list price reductions, marketing strategy revisions and offers received.
- All reports are submitted electronically to SafeHaus and the reports are available electronically for Client review.
- SafeHaus will evaluate each asset for list price reductions every 30 days.
- An updated BPO will be provided by the listing agent at 90 days on the market.
- SafeHaus will assign a new listing broker/agent at 120+ days.
- SafeHaus will respond to all offers within 1 Business Day of being received and will negotiate all offers to the buyer’s highest and best offer price.
- SafeHaus will prepare a detailed “Offer Summary” outlining the terms of the offer; including but not limited to sale price, estimated expenses, concessions, and estimated close date. This Offer Summary will be available and provided to the client electronically.
- SafeHaus requires that all buyer executed contracts be received w/in four (4) business days of the verbally accepted offer (unless Attorney contract states prohibit the same).
- SafeHaus will review all contracts for accuracy and completeness and require that all contracts include SafeHaus Counterproposal Addendum.
- SafeHaus will execute and return all contracts to the listing broker within forty-eight (48) hours of receipt, along with specific closing instructions and the SafeHaus assigned closing attorney or title company contact information. Contract Execution
