- Upon verification of vacancy, the SafeHaus assigned broker will re-key all main floor entrances and secure all windows. In addition, SafeHaus will secure all outbuildings, garages, and sheds with chain and padlock within 24 hours.
- Utilities will be placed in the listing broker’s name within 24 hours.
- SafeHaus will perform any emergency repairs/maintenance to protect and preserve the property with subsequent notification and photos to the Client.
- SafeHaus will contract licensed and certified preservation companies to remediate according to state and federal regulations all environmental hazards (i.e. chemical clean-up, mold, & methamphetamine lab clean-up) within 5 business days.
- SafeHaus will coordinate with the broker or a national field service provider to perform both interior and exterior debris removal, sales cleaning and winterization (if applicable) within 5 business days.
- In addition, the SafeHaus assigned broker will document all claimable damage and complete a Hazard Insurance / Vandalism Property Condition Report (including photos) within 5 business days.
- SafeHaus will coordinate all lawn and pool service (April – October) and snow removal (when necessary).
- SafeHaus will order title, track, and take the necessary title curative actions in association with client, the foreclosure attorney and the provider of the post foreclosure title policy within 14 to 21 days.
- SafeHaus will provide one Broker Price Opinion (BPO) performed by the assigned broker and one full interior appraisal performed by a local appraiser. Additional BPO’s or other valuation instruments such as an automated valuation model (AVM) will be obtained per client request within BPO 5 days / Appraisal 7 days.
