- SafeHaus will choose a preferred agent from the vendor database determined by effective service area and performance statistics within 24 hours.
- The SafeHaus assigned agent completes on-line occupancy status notification and submits results electronically within 24 hours.
- SafeHaus will monitor any state-mandated formal ratification, redemption or confirmation periods that prevent the client from obtaining insurable title. We will work with the foreclosing counsel and the assigned broker/agent to make sure appropriate timelines for completion of these periods are achieved and to preserve the client’s legal rights to protect and secure the property.
- SafeHaus will work with foreclosure counsel to shorten redemption periods on vacant properties when it is cost & time effective to do so.
- SafeHaus will use the assigned broker and/or local counsel to identify the occupants and pursue a voluntary vacate within 48 hours.
- If a voluntary vacate is not accomplished SafeHaus, with assistance from the assigned broker and/or local counsel, will aggressively pursue vacancy through relocation assistance within 48 hours.
- If relocation assistance proves ineffective, SafeHaus will assign a competent eviction attorney and order a legal eviction. We aggressively monitor all State mandated processes and timelines, customary costs and fees, and will seek approval for all contested matters within 48 hours.
- The SafeHaus assigned broker will perform weekly drive-by inspections during the entire evictions timeline.
- SafeHaus will offer “Cash for keys” to either the tenant or debtor. All offers are made in accordance with cost/benefit analysis. State eviction time and property value are major factors of the cost/benefit analysis in determining the amount to be offered to the occupant.
- SafeHaus requires that the occupant or occupants sign a relocation assistance agreement. Unless the client instructs SafeHaus to do so, the legal eviction process will not be stopped during this time period until the property is vacated.
- On the date of vacancy, the SafeHaus assigned broker will inspect property condition and will arrange for the locks to be changed. The property must be in broom swept condition with all personal articles removed, unless otherwise agreed upon. The broker will release the R/A check to the vacated occupant provided the property is in satisfactory condition per the relocation agreement.
- SafeHaus will enlist the services of a competent field services agent to provide onsite coordination of eviction lockouts with the assigned broker and local law enforcement officers.
- Lock-Out, personal property moving and storage will be completed to local statutes and at the direction of the Sheriff’s orders.
- SafeHaus will advise the client of managed properties where the occupant is over 65 years of age, in failing health, or otherwise potentially available to special forbearance from the client before finalizing an eviction.
